How Long Does a Bathroom Remodel Take in Denver?
By Alex Kissel · July 13, 2026 · 6 min read
“How long will my bathroom be torn apart?” is usually the second question Denver homeowners ask us, right after price. The honest answer: on-site work ranges from a single day to about twelve working days depending on scope, with planning, permits, and materials adding lead time before the first hammer swings. Here’s the realistic timeline for each project type, what happens day by day, and the Denver-specific factors that speed jobs up or slow them down.
The short answer: timelines by project type
| Project | Starting price | On-site time |
|---|---|---|
| Surrounds Only Facelift | from $6,500 | 1 day |
| Budget Shower Renovation (standard 60”×30” alcove) | from $9,000 | 2–3 days |
| Wet Area Only | from $14,900 | 3–4 days |
| Tub-to-Shower Conversion | from $14,900 | 3–4 days |
| Complete Bathroom Remodel (up to 50 sq.ft.) | from $19,700 | 5–12 days |
| ADA/Accessibility Remodel | custom quote | 4–7 days |
“On-site time” means days our crew is physically working in your home. It does not include design, selections, permit review, or material lead times — those happen before demo and overlap with your normal life rather than disrupting it. Full scope details for each tier are on our services page.
What happens before demo day
This pre-construction phase is where timelines are actually won or lost:
- In-home estimate and fixed quote. We measure, inspect plumbing and electrical, and deliver itemized, fixed pricing — usually the same visit. No allowance guessing.
- Selections. Surround style, fixtures, vanity, flooring, paint. Decisions made now prevent mid-project stalls later.
- Material ordering. Sentrel wall systems, vanities, and specialty fixtures carry lead times. We don’t schedule demo until materials are in hand or confirmed.
- Permits. Cosmetic work generally needs none. Plumbing relocations, new circuits, and structural changes require permits from the City and County of Denver, Aurora, or your local building department — Lakewood, Centennial, and unincorporated Arapahoe or Jefferson County each run their own queues. Review times vary from a few days for simple plumbing permits to a couple of weeks for anything structural. We cover the specifics in our Denver bathroom permit guide.
Day by day: a full remodel in an older Denver home
A Complete Bathroom Remodel (5–12 working days) in a typical bungalow or ranch bath runs roughly like this:
- Days 1–2: Demolition. Out comes the cast-iron tub (300+ pounds, carried out in sections), tile, vanity, and flooring. We contain dust with zip walls and floor protection. This is when hidden conditions surface.
- Days 2–4: Rough plumbing and electrical. Replacing galvanized supply lines, resetting the drain, moving a valve, adding a GFCI circuit or a dedicated fan line. In pre-1978 homes, our EPA Lead-Safe Firm certification (NAT-F212803-1) governs how we handle suspect paint.
- Day 4 or 5: Inspections. Rough plumbing and electrical sign-offs from the city inspector before walls close. We schedule these; you don’t chase anyone.
- Days 5–8: Drywall, waterproofing, and wet-area walls. Cement board and waterproofing for tile, or Sentrel solid-surface panels, which install faster and carry a lifetime warranty.
- Days 8–10: Flooring, vanity, and fixtures. Tile or LVP floors, vanity set, toilet, faucets, mirror, lighting.
- Days 10–12: Trim, paint, glass, punch list. Final plumbing connections, shower door or curtain rod, caulk, paint touch-ups, and a walkthrough with you.
Smaller scopes compress this same sequence. A Budget Shower Renovation skips flooring and vanity work, which is how a full wet-area transformation fits in 2–3 days.
What slows projects down in older Denver homes
Denver’s 1900s–1930s bungalows and 1950s–70s ranches are wonderful houses with predictable skeletons. The usual timeline-stretchers:
- Galvanized supply lines corroded nearly shut — once we open the wall, patching around them wastes money, so we repipe to the stack. Adds a day or two.
- Cast-iron drain stacks with cracked hubs or heavy scaling, common in pre-war homes.
- Subfloor rot around the toilet flange and tub edge — decades of slow leaks. Sistering joists or replacing decking adds a day.
- Ungrounded two-wire electrical in bungalows, which must be addressed when we add GFCI protection.
- Inspection scheduling — city inspectors are generally prompt, but a failed rough inspection or a long queue can cost 1–3 days. Clean rough work the first time is the fix.
None of these should surprise you on the invoice: our fixed, itemized quotes identify likely conditions at the estimate, and we flag contingencies in writing before work starts.
Colorado factors that actually help your timeline
It’s not all headwinds. Denver’s dry climate works in your favor: thinset, joint compound, and paint cure fast at 5,280 feet, which shortens the dead time between coats and lets tile work proceed on schedule. Winter projects are rarely weather-delayed because bathroom work is interior — though we do plan material deliveries around snowstorms. One caution: our low humidity plus hard water makes proper ventilation non-negotiable, so we size and vent the exhaust fan correctly rather than treating it as an afterthought that gets value-engineered away at the end.
How to keep your remodel on schedule
Homeowners control more of the timeline than they think:
- Make selections before demo, not during. A vanity decision made on day 6 can add a week.
- Approve the fixed scope in writing and resist mid-project additions. “While you’re in there” changes are the number one cause of timeline creep.
- Clear the path. Empty the bathroom fully and clear a route from the entry door before day one.
- Plan around your only-bath situation if applicable — ask us which specific days fixtures will be offline.
- Choose a contractor who quotes fixed pricing. Open-ended cost-plus jobs have a way of expanding. If you’re still comparing budget ranges, our breakdown of bathroom remodel costs in Denver pairs with this timeline.
Living in the house during the remodel
Most Denver-area families stay home through the entire project, and with a little planning it’s manageable. Here’s what day-to-day life actually looks like while we’re working:
- Water shutoffs are short. We schedule supply shutoffs in windows of a few hours, not days, and tell you the night before so you can plan around them.
- Dust is contained, not eliminated. Zip walls, floor protection, and disciplined cleanup keep the mess in the work zone, but plan to change the furnace filter when we’re done and wipe surfaces more often during the project.
- The room is off-limits; the house isn’t. We work normal daytime hours and secure the space each evening. Kids and pets need a closed door between them and the work zone — tools, adhesives, and open walls don’t mix with curiosity.
- If it’s your only full bath, we sequence the job so the toilet is functional at the end of most working days, and we flag the specific days fixtures will be offline before demo starts. Many clients time the wettest days around a weekend away or a gym membership.

Frequently Asked Questions
How long does a full bathroom remodel take in Denver?
For a Complete Bathroom Remodel in a space up to 50 square feet, plan on 5-12 working days on site once materials and permits are ready. Design, selections, permitting, and material ordering add lead time before demo day, so the full calendar from signed contract to final walkthrough is typically several weeks depending on permit queues.
What is the fastest bathroom remodel option?
A Surrounds Only Facelift is our fastest project at one day on site, starting at $6,500. A Budget Shower Renovation for a standard 60x30 alcove takes 2-3 days and starts at $9,000. Both deliver a transformed wet area without the longer timeline of a full gut remodel.
What delays bathroom remodels most often in Denver?
The three most common delays are permit and inspection scheduling through Denver or Aurora building departments, hidden damage in older homes (corroded galvanized supply lines, cracked cast-iron drains, subfloor rot), and late changes to selections. Fixed scope and materials on site before demo prevent most slippage.
Can I stay in my home during a bathroom remodel?
Yes, in most cases. Denver-area families typically stay home through the whole project. We contain dust, protect floors, and keep the work area sealed. If it is your only full bathroom, we discuss the daily shutdown schedule up front so you can plan around the days the water or fixtures are offline.
